The Minor Works Control System aims to facilitate building owners and occupants in carrying out small-scale building works in a lawful and safe manner under simplified statutory requirements.

Scope of services: 

  • Preparation and submission of commencement and completion notices for minor works to the Buildings Department (including Class I, II and III works).
  • Assisting clients in preparing all required documents and providing professional advice throughout the works.
  • Applying for approval of plans on behalf of clients, including preparation of construction drawings and location plans.
  • Providing instant advice and solutions based on the nature of the works and the types of unauthorised building works involved.

How should owners handle Buildings Department orders?

Demolition of unauthorised building works and related submissions.

Mandatory Window Inspection or Mandatory Building Inspection.

Mandatory repair works.

Cases where works have been completed but the relevant submissions have not yet been made.

When it is confirmed that the works require Minor Works submissions or A&A (Alterations and Additions) approval, the team will:

Immediately analyse the nature of the works and classify the appropriate type of application. ​ Provide professional advice on the works. Offer one-stop document preparation and follow-up services.

If an owner receives a demolition order for unauthorised building works from the Buildings Department

the professional team can assist in enquiries and negotiations with the relevant government departments.

Fees

Common enquiries and minor works items frequently handled by the company include:

Demolition of unauthorised structures, subdivision of flats, air-conditioner brackets, additional staircases

removal of unauthorised building works, external wall signboards, aluminium window components, balcony railings, spalling concrete repair, and canopy inspection, etc.

Class I Minor Works – from HKD 12,000 HKD12,000起

Class II Minor Works – from HKD 6,000 HKD6,000起

Class III Minor Works – from HKD 3,000 HKD3,000起

Others:

For certain types of works, such as removal of canopies, demolition of unauthorised structures (e.g. rooftop houses) or works requiring A&A submissions, separate on-site inspections and quotations will be arranged.
